Our perspective

Value-driven real estate investments

Through Cap, we acquire, renovate and operate distinctive real estate in France. Our focus is on properties whose location, architecture and character can support enduring value. Flandrin in Paris and La Réserve in Salon-de-Provence illustrate two expressions of this approach: residential renovation and the transformation of a historic property into boutique hospitality.

  • We look beyond a property's current condition to understand its potential use, renovation needs and long-term operating prospects. Architectural character matters alongside the economics of acquisition and redevelopment.
  • Working with architects and operational teams, we seek to preserve what makes a building distinctive while adapting it to contemporary standards of comfort and use.
  • Our investment horizon extends beyond the completion of works. Rental and hospitality operations are part of the value-creation process, with attention to the experience of residents and guests.

Flandrin · Paris

Flandrin · Paris

The renovation of a Parisian apartment illustrates our residential value-add approach: retaining the property's architectural identity while bringing its interiors and amenities into line with contemporary expectations.

Rather than treating renovation as decoration alone, we view it as the repositioning of an asset for long-term use and rental appeal. The aim is to connect the quality of the finished property with a durable investment case.

La Réserve · Salon-de-Provence

La Réserve · Salon-de-Provence

In Salon-de-Provence, the transformation of a historic residential building into a boutique hotel brings a different dimension to our real estate strategy. The project combines hospitality suites, premium materials and a high-end commercial space, with an aesthetic rooted in Provence.

This example links property redevelopment with an operating business. The investment case rests not only on the building itself, but also on the quality of the guest experience and the property's place within the local hospitality market.
